Grubb Homes Announces New Plans for Park at Perimeter East Development

Grubb Homes, a real estate developer, has revealed fresh plans for the redevelopment of a 19.4-acre site in the Perimeter Mall area of Dunwoody, Georgia. Initially conceived as a home for condominiums, Grubb Homes is now seeking rezoning for the Park at Perimeter East project, presenting an exciting mixed-use development vision.

The proposed rezoning would pave the way for the construction of a 90,000-square-foot nursing home and the addition of 360 multi-family housing units. These housing units are strategically designed to cater to first-time renters and professionals seeking high-quality accommodations. Furthermore, the development aims to establish a two-acre park and an extensive multi-use trail connecting the site to the neighboring Georgetown community and Perimeter Mall. To enhance the livability and functionality of the site, Grubb Homes envisions 13,000 square feet of outdoor dining and retail spaces.

The project also includes plans for 250 age-restricted multi-family units, adding another layer of diversity to the development. By proposing this mixed-use project, Grubb Homes aims to create a vibrant and well-rounded community that complements the dynamic growth of Central Perimeter.

The Park at Perimeter East project has an interesting history, as it was previously approved by the Dunwoody City Council in 2018. At that time, the plans allowed for a mixed-use development featuring 900 condominiums, commercial space, and a pocket park. The project had undergone several transformations, initially proposing 1,200 residences and condos. However, due to objections from the Dunwoody Homeowners Association and the City Council, the revised plans only included for-sale condos. Now, with the unveiling of new rezoning intentions, Grubb Homes is determined to bring a fresh perspective to the development.

The decision to rezone the project and introduce new plans was influenced by a variety of factors, including the impact of COVID-19 and shifting market demands. By embracing these new proposals, Grubb Homes aims to adapt to the evolving real estate landscape and provide housing solutions that cater to the needs of a diverse demographic. At the end of 2019, the project faced financial challenges, further motivating the decision to reevaluate and present alternative plans.

Despite the challenges posed by the COVID-19 pandemic, Grubb Homes remains committed to serving the community by crafting a project that serves as a catalyst for transformative change. The vision for the Park at Perimeter East project goes beyond merely constructing buildings; it envisions creating an active community that harmonizes with the Central Perimeter’s robust economic growth. By incorporating a mix of residential, commercial, and recreational spaces, Grubb Homes aims to play an active role in shaping the community’s future.

Grubb Homes believes that the Park at Perimeter East project, in its new form, will be a positive addition to Dunwoody’s landscape. The proposed changes are designed to address contemporary market demands and anticipate the needs of the community in a post-pandemic world. By offering a diverse range of housing options, including multi-family units and age-restricted housing, Grubb Homes seeks to provide accommodation for various segments of the population, supporting both newcomers to the housing market and those looking for a change.

The Dunwoody City Council has a history of supporting responsible developments that enhance the city’s livability and functionality. Although the City Council is yet to issue an official statement regarding Grubb Homes’ new plans, this move is a promising step toward accommodating the evolving needs of the local community.

In their press release, Grubb Homes indicated their intention to submit the rezoning application in mid-July, setting the wheels in motion for the Park at Perimeter East project’s exciting transformation. As the project evolves, Grubb Homes aims to work in collaboration with local authorities and partners to ensure the successful development of a project that not only meets market demands but also contributes to the continued growth and prosperity of the Central Perimeter area.

The revised project presents an opportunity to address evolving market needs and contribute to the continued development of the Central Perimeter area, creating a dynamic community with a mix of housing and amenities that cater to various segments of the population.
